We've been looking at houses and seem to be gravitating towards Massapequa. If we move off the water, would like to be able to get docking rights either at The Biltmore shores marina or the Harbour Green Marina. I can't seem to get straight answers as to which parts of Harbour green can get marina rights. the website has a map but it conflicts with the realtors and even some of the property owenrs. Anyone have first hand knowledge?

I appreciate it. Theres one guy I met with who is a little out there but his selling numbers prove he can move property.

Houses around me are listed anywhere from 569 to 599. One guy wants me to go out at 499 and hope for a bidding war. I told him I shouldnt drop my pants. I have two plots, which includes a 40ft wide by 120ft deep side yard. He told me that I cannot base my price off the amount of land I have. I said, I have a 120ft of 8 year old bulkhead 60K to do, but that doesnt matter apparently, compared to those houses that need a new bulkhead.

I dont need to sell the house, but one set of tenants are out now, and my parents want out of Long Island. I can move back in there but its just too much house for me right now. Its not a big house, but for me and the gf, and 14K in taxes, I rather live in my co-op in Long Beach and hold onto my money lol

Best bang for your buck is Harbor Green, Bar Harbor, old harbor green. Very safe, very up and coming. The neighborhoods have changed a ton over the last few years.

CaptCrunch Posted - Aug 05 2012 : 23:30:13
boatcrazy, I'm using a broker with Shawn Elliot who is very good, if you want his contact info i'll be gald to pass it along
CaptCrunch Posted - Aug 05 2012 : 23:29:16
We've doen more looking in harbour green, one house int he estates we have an offer on, not on the water but you do get the marina. theres 2 houses we like in old harbour green but told 4 year waiting list at biltmore for a slip. We really do like the area in general. looked at one more house in merrick, like the house but have to come check out the canal, it may also be too far up in order to be happy.
Holy Grail Posted - Aug 05 2012 : 19:31:25
I agree with BoatCrazy. Speaking of crazy, those brokers that are showing you comps from the other areas are smoking bananas for sure!
BoatCrazy Posted - Aug 05 2012 : 19:22:11
At some point you are going to have to compromise, as you know. You may find a great house but the water is so so.

I am trying to find a broker to list with right now. Ive interviewed a few people and they are telling me things I do not like. They are trying to show me comps that make no sense. Where my house is Massapequa shores, the least expensive area in massapequa with water. They are showing me houses that sold in harbor green and bar harbor which are the most expensive.

Best bet is Harbor Green or Bar Harbor, both are high enough where you do not need to worry about flooding. Just depends on what your price point is....Houses there are anywheres from 750,000 to 2.4mil..

Good luck with the search, keep asking questions!

Holy Grail Posted - Aug 05 2012 : 18:54:09
Wise choice. That skinny area of West Shore is not fun. Have you looked more in Harbor Green? Plenty on the market here now Cap.
CaptCrunch Posted - Aug 05 2012 : 18:48:16
Holy grail, it wasn't very south at all, it had some narrow skinny looking water in the back. The search continues
Holy Grail Posted - Aug 05 2012 : 18:31:52
Great canal, especially if you're closer to the bay which sounds like the case. West Shore Drive is one of three major outlets from that Nassau Shores area to Merrick Road, so there can be more traffic heading out further north on West Shore. How far south on West Shore is the house?
JVM225 Posted - Aug 02 2012 : 19:08:33
Burns seems to be a shorter ride than most canals.
BoatCrazy Posted - Aug 02 2012 : 19:00:58
Its not a long ride to the bay from the launching ramp at burns. Maybe a three minute ride, long enough that it gives the motor a chance to warm up, the gps to get its bearing, and enough time to do a radio check, and set up the am/fm.

20k in taxes isnt bad relatively speaking...

CaptCrunch Posted - Aug 02 2012 : 07:33:31
BoatCrazy, good to know, it looks like this it the canal that burns park runs into, it is just east of the park. didn't want to deal with a long ride to bay in potentially shallow water. the thought of 20k taxes sucks though
BoatCrazy Posted - Aug 02 2012 : 06:55:34
Not bad water, deep though. If you are closer to the Burns Park its a homerun. Nice wide canal, decent amount of traffic but not in a bad way. You have a constable station right at the park. To me, thats the safest canal in Massapequa. The canal does get seaweed but its not bad at all.

Once you get out of that canal, you can just run the flats.

Great location!

CaptCrunch Posted - Aug 01 2012 : 21:52:25
Going to look at another house on w shore dr (nassau shores) apparently it's on what's called "jones river" its closer to the end of the canal then the begining, anyone know if this is good water?
BJL Posted - Jul 17 2012 : 21:15:05
I used Robinson also. Guess he raised his prices!
CaptCrunch Posted - Jul 17 2012 : 19:37:32
boatcrazy, i sent you an email earlier let me know if you didn't get it.
BoatCrazy Posted - Jul 17 2012 : 19:19:22
the house has never flooded from the canal. It floods from the ground. The property I have is a mother daughter type. two story cape, with an "above ground basement" thats a complete apartment. The "basement" is ground level and when the ground gets really really wet it floods..

zane Posted - Jul 17 2012 : 19:07:48
I raised my house two years ago and yeah 800 rings a bell. I used John Robinson out of Massapequa Park. i wound up having to do 2 or 3 elevation surveys along the way. he worked with me price wise as we went along but the first cold call was expensive.
BJL Posted - Jul 17 2012 : 18:24:59
I paid $300 12 years ago.........it went up that much???
zane Posted - Jul 17 2012 : 16:31:39
save yourself $800 minimum for an elevation survey if you get seller to pay for it.
BJL Posted - Jul 17 2012 : 16:20:09
If they don't have one you might ask them to get one as part of negotiation. Let's face it.....living on the water we all take the risk of flooding but there are some houses/areas that are more prone to it.
CaptCrunch Posted - Jul 17 2012 : 13:12:55
good idea, i'll look into it.
zane Posted - Jul 17 2012 : 12:38:14
Great idea asking for certificate.Elevation certificate will only save you money if the property is at or above Base Flood Elevation. You may have a certificate but if the elevation is too low you pay the maximum.
BJL Posted - Jul 17 2012 : 12:05:16
BC is right about the flooding. Check to see if the houses you are looking at have an elevation certificate. We had one on Jackson Place and it saves a lot on flood insurance. We never had a problem many houses did so check carefully.
BoatCrazy Posted - Jul 17 2012 : 10:52:01
My rental property just might be on the market soon. has detachted two car garage with an extra side lot, right on south bay ave.

Be very careful with southbay avenue. The lower level of my rental has flooded several times. atleast once every other year. and yes the water will get into the garage!

CaptCrunch Posted - Jul 17 2012 : 08:00:50
Furthur east isn't an option, with. Commute to queens we decided west of John Burns Park is pushing it. I agree, I can't understand this new construction with 1 or no car garage, I keep telling the wife I need 1 car for the toy car, and another 1 car for the other toys. One house we saw hd a 2.5 car detached garage with a 46 Ford on a lift :).
BoatCrazy Posted - Jul 17 2012 : 07:04:37
Any canal in harbor green is pretty quick to the bay. 5mph, eh, just run the outside the red and youll be fine. If you know the waters there is a channel in the bay that is not marked but has plenty of water

I live in Long Beach now, but keep both boats in Massapequa. Hopefully ill be down to one boat soon. I dont enjoy sitting on the boat, I need to be moving when on a boat, I cant sit still at a dock.

Three car garage sounds nice. Most houses today are being built with one car garage which makes no sense to me!

CurrentSea Posted - Jul 17 2012 : 06:47:37
If you want a house like that under a million you better go further east!
Holy Grail Posted - Jul 16 2012 : 22:00:49
Ha, ha, ha... and if I had a million dollars and a hot blonde that didn't speak much... Good luck!
CaptCrunch Posted - Jul 16 2012 : 21:43:17
Holy Grail, thanks for all the advice even the bit of hijacking about AYC has actually been helpful so if it's a route we consider as well less questions to ask about their. We're seeing a few more houses this week, then it's time to start narrowing down and make offers. Now if only I could find a house on the water with a 3 car garage and minutes to the bay in the price range we'd really be all set.
Holy Grail Posted - Jul 16 2012 : 21:10:52
Michael, let me know if we can help in any other way. You are looking at a great spot in Massapequa, which makes your commute and boating that much easier. The Harbor Green canal is minutes from the bay. Biltmore is faster access but more 5mph. I have been boating in Massapequa for my whole life. Love it. Best of luck.
walterv Posted - Jul 16 2012 : 20:41:01
Hey Matt,
I owe you, so if your girlfriend and you want to take a ride with my wife and Dave's wife on Sunday to Watch Hill, come along.

You did me a solid and never charged me, your a good guy Matt.
BoatCrazy Posted - Jul 16 2012 : 20:20:22
Thanks Walter, I might be able to stop by Saturday. Ill know more Thursday, and definitely let you know.

Thanks!

walterv Posted - Jul 16 2012 : 19:06:24
"Im assuming J,K,L docks are just past H dock, but before the 1 on the map....?"

Correct Matt

Listen Guys,
Denise and I and I think Dave and Ginny will be hanging out at the dock Saturday, I have a 5oth birthday party I need to go to Saturday night in Massapequa,Then will be heading to watch hill on Sunday for the day. If you guys want to stop down on Saturday, would be more than happy to give you the lay of the land. I am at D55 and Dave is a few boats down from me.

Talking in person and giving you numbers is better than posting here. I have been involved with the AYC since 2001, owned my first slip in 2002, NO BS here, will tell you the good and the bad, the good far outweighs the bad.
I own two slips, one I rent and the other I berth at, bottom line is my slip for my boat costs nothing, the rental pay for that slip and an additional $1,200.00 in my pocket. The appreciation of what I can sell the slip(s) for is in excess of 40k.

Just saying, that the only thing that makes me money related to boating is my slips :)

Probably doesn't matter much with a small boat, but watch out for the water in Treasure Island.
I went in there many years ago for a slip and learned that some of those docks have hardly any water at low tide. That was a long time ago, but about a year or so ago I ran in to a guy I used to work with who docks there. I asked him if things had changed, and he told me that you still have to watch out and it took him a few years to get moved to a better dock.
It is in a good location for heading west though. Heading east is another story.
If you are interested in that area there might be a better option.
Sometimes we go to Catfish Max by boat and before we reach the restaurant there is what looks like a small boatyard south of there. I don't know anything about it, but it looks to be in a nice spot.
Being right off the end of the SOB is a nice plus too!

I was in the same position many years ago (late 80's) up in Bellmore. The ride out was a killer.
The place I was in before my current slip was so far north in Lindenhurst that I was literally the next to last boat before Montauk Highway on the west side of the canal. It was a good place, but the ride was murder.
Now I am very close to the bay and love it.

J,K,L are better docks for your boat Matt, floating docks and docks that are for boats your size.
walterv Posted - Jul 16 2012 : 17:18:50
Matt and all that are considering buying here, just a heads up and not a sales pitch. The AYC (present management for the last three years) have done more improvements to this place in the last 3 years than the management of 20 years before them. Prices of rentals and ownership have been flat for the last 5 or so years, you can expect that to change very soon, another words, this is a good time to buy. Slips are all different prices here, price is dependent on location, and beam. The primo slips for size (beam) are on S dock. D dock has the best real estate as far as views, just majestic. A dock is a quiet dock with some healthy beams there as well. B dock and C dock is close to the pool, playground and bathrooms. D dock also has their own bathrooms and showers. We now have a volley ball court, bocci court , putting green and horseshoe court.

Really nice place and is the best deal in town

Just my 2c
CurrentSea Posted - Jul 16 2012 : 17:15:11
G dock has gotten better.
Its a nice quiet dead end and the security patrols it alot.
I think its worse in the winter when noone is around and boats are on land there which I assume you won't have a issue with if you take it home.
BoatCrazy Posted - Jul 16 2012 : 17:13:27
G dock doesnt bother me at all. Id take the electronics off the boat anyways. Its a 17footer, what could they possibly take? Id put up a wireless security camera anyways (if they are allowed)

Im not picky about my slip. Give me the slip that no one else wants and ill make it work, thats how I roll..

CurrentSea Posted - Jul 16 2012 : 16:55:42
Looks like they still have some slips.

You don't want to be on "G" dock, it boarders the school yard, kids jump the fence and break into boats. Mostly little punks looking for booze. Also, most equipment stolen is on that dock. If you come into the marina you will see what I mean. It is at the far end by itself here is a picture on where the slips are

BoatCrazy Posted - Jul 16 2012 : 13:45:44
On south bay, probably next door to my rental house

CaptCrunch Posted - Jul 16 2012 : 10:00:03
I like the short distance to the bay, and closeness to the 135 which makes my commute west easier in the morning.
BJL Posted - Jul 16 2012 : 09:54:00
Nice block and short distance to the bay. We lived on Jackson Place off Forest Ave. That area, Massapequa Shores, is a lovely area.
CaptCrunch Posted - Jul 16 2012 : 09:43:33
BJL, we saw something on South Bay Ave on the water that we really liked.
jmacj Posted - Jul 16 2012 : 09:36:25
I was thinking of looking into purchasing a slip at AYC. Is it best to contact the office or since many of you are there, do you know of anyone that is looking to sell?
BoatCrazy Posted - Jul 16 2012 : 08:45:34

Slip that size can be as low a $12K.
Not a great spot, may even be a finger dock, so can't park behin boat.
In my view, you be better off paying more to get a better slip, even if it's too big for your boat.

AYC has plenty of slips, 500 slips. This season I think they may be full, but you never know.

The pluses of parking behind slip, security, pool, tennis, and winter storage can't be beat.
Plus they are putting alot of money into the place, some I disagree with, but it does look nice!

BJL Posted - Jul 16 2012 : 07:52:04
I used to live near Florence beach. What street are you looking at?
