Good point Walter.....I was also thinking the same.... as far as a limited time frame to sell. This way they don't get lazy.
 
Most brokers will want you to sign for at least 6 months, some want a year. Most will tell you they don't have enough time to advertise, plan open houses, etc. to get it done in less than 6 months and they're investing money in advertising your home. We had our Massapequa house listed the first time for 6 months and we listed it after we did our own advertising for a few weeks. We took the names/numbers of anyone that had seen the house prior to our listing with a broker just in case they came back during an open house so they "wouldn't count". You can always extend a listing but it's hard to cancel one. We were lucky enough to sell ours on our own after our listing expired and it wasn't even someone that had seen the house prior.
 
My former Realtor (now retired) would NOT do contracts longer than 90 days. He was a no BS person. His business model was price it right once. If it did not sell in 90 days it was priced wrong. He stole a lot of business from the majors because his signs went up and came down regardless of the economy.

Just something to think about.

He is a nice, realistic guy. No BS.

He sold my sister's house in Lindenhurst south of Montauk Hwy and it looks like he has sold my mother's house. We accepted an offer tonight.
 
I think, if it was me(and soon to be)this is what I want and want to hear !!!!

Price it right so it sells, and if we agree on that then no need for a long time commitment.
Spell out what you are going to do, you default we are done (breach of agreement/contract)
The gig in real estate is listing the property,that is where they make money.
