Anyone from Massapequa?

Wise choice. That skinny area of West Shore is not fun. Have you looked more in Harbor Green? Plenty on the market here now Cap.
 
At some point you are going to have to compromise, as you know. You may find a great house but the water is so so.

I am trying to find a broker to list with right now. Ive interviewed a few people and they are telling me things I do not like. They are trying to show me comps that make no sense. Where my house is Massapequa shores, the least expensive area in massapequa with water. They are showing me houses that sold in harbor green and bar harbor which are the most expensive.

Best bet is Harbor Green or Bar Harbor, both are high enough where you do not need to worry about flooding. Just depends on what your price point is....Houses there are anywheres from 750,000 to 2.4mil..

I agree with BoatCrazy. Speaking of crazy, those brokers that are showing you comps from the other areas are smoking bananas for sure!
 
We've doen more looking in harbour green, one house int he estates we have an offer on, not on the water but you do get the marina. theres 2 houses we like in old harbour green but told 4 year waiting list at biltmore for a slip. We really do like the area in general. looked at one more house in merrick, like the house but have to come check out the canal, it may also be too far up in order to be happy.

I appreciate it. Theres one guy I met with who is a little out there but his selling numbers prove he can move property.

Houses around me are listed anywhere from 569 to 599. One guy wants me to go out at 499 and hope for a bidding war. I told him I shouldnt drop my pants. I have two plots, which includes a 40ft wide by 120ft deep side yard. He told me that I cannot base my price off the amount of land I have. I said, I have a 120ft of 8 year old bulkhead 60K to do, but that doesnt matter apparently, compared to those houses that need a new bulkhead.

I dont need to sell the house, but one set of tenants are out now, and my parents want out of Long Island. I can move back in there but its just too much house for me right now. Its not a big house, but for me and the gf, and 14K in taxes, I rather live in my co-op in Long Beach and hold onto my money lol

Best bang for your buck is Harbor Green, Bar Harbor, old harbor green. Very safe, very up and coming. The neighborhoods have changed a ton over the last few years.
