I'm considering buying a 2nd home to use in the summer located in Betterton. It appears to be a nice quiet little town. Does anyone have any first hand knowlege of the good or bad ?

The house we are building is about 5 miles from Betterton and we used to keep our boat on the Sassafras so, yes, we do have some knowledge of the place. Are you buying one of the condos on the hill or an older single? We looked at the condos before we bought our land on Still Pond Creek. The condos are nice with many having a great view of the mouth of the Sassy and you do have the state park with a nice beach right there but the condo wasn't what we were looking for. In my opinion the rest of Betterton is looking a bit tired. You can't find an open restaurant on weekdays after Labor Day with one exception, I think, and that one is only open in the evening, if open at all. You are close enough to Chestertown for good shopping and restaurants. The waters off of the point can get rough if the wind is up or when the Pennsylvania Navy is out in force so I would suggest you forget about keeping a boat at the docks there unless you can get a lift.

All that said, if you can get a good deal, go for it! Betterton might be hot real estate when the market comes back to normal.

yes I have a few of the concerns that you mentioned. It is a little tired and quiet. I'm not really a condo guy so we are looking at a single. One block back so we have a nice waterview from the porch without paying for waterfront. I currently keep my boat at Tidewater in HDG. If I go forward with the house I was hoping to lease one of those slips in front of the condos, the ones with the lifts. Do you happen to know if the condo owners are able to sublease those to "non condo" boats? If I do this we will have to get together for a drink. Last I knew you were boatless, so you are always welcome to catch a ride with us if you feel the need to get on the bay some nice summer day.

I believe the slips can be sub-let but I'm not certain of that. Ask your realtor; I'm sure they know the situation.

Yes, we are still boatless and, unfortunately, I'm recently jobless as well so we'll finish the house but may be boatless (and possibly furniture-less) for a little while. I can still afford to have a beer with friends though!

Sorry to hear about your employment situation. This economy is not being freindly to the job market. Our business is way down but fortunately I think i am safe. However these days you never know. I was in Betterton today to meet with the home inspector. After I drove down to the condo's and talked to a couple people who informed me that it was against their rules to sublease the slips to outsiders. So my search for a slip continues. A while back I saw some pictures of the house you are building. It looks very nice. If you are looking to get out of it due to your situation, please let me know. I may be interested in talking to you about it. I have until next friday to make my final decision on this house in betterton.

Thanks for the offer but we'll sell the place in Bucks County before we sell the Still Pond house. Best of luck with the Betterton place. Keep us posted on the progress!
 
right now we are just waiting to see if sellers agree to fix a few items uncovered by home inspector. If so, it is a go ahead. Problem now is finding a convenient slip.
