deeded slips

Just got back from Clearwater. I was checking into some slips in that area and found a covered deeded slip. Almost all slips in that area seemed to be rental unless you buy a house or condo. Any opinions on deeded slips? Good or bad investment?
 
i have my boat docked at riviera dunes in palmetto. i have not purchased a slip because it is way cheaper to rent. i pay 450 per month for rent...the slip owners are paying 390 for dues plus taxes. i would be way behind the 8ball to buy one.

if i could make the numbers work i would buy one, especially in sw florida because docks are few and farer between.
