Folks,
I'm looking at land to build a home on in the next 4-6 years. I'm not of retirement age yet but would like to start preparing for it. I've been looking as far south as Georgetown, SC and Willmington, NC to the north. I've been trying to stay fairly close to an inlet, fishing is my focus when boating.
I have two questions...does it make sense to think further south or north? Is there a particular area that you folks would recommend? So far my picks are Little River, SC. Murrells Inlet, SC, and Holden Beach, NC.

All waterfront is going crazy. We timed it pretty good and bought around Oriental/New Bern, NC. The Beaufort area might work for you.

You may try Washington, NC it is absolutely wonderful

And the Northern Neck of VA has beautiful waterfront, reasonable (as waterfront gets) and is minutes from the bay, potomac and rapahonnock rivers.

Act now or the prices at either will be like Oriental...is now.

Thanks for the responses. You now have my attention...Insurance for property I assume...how bad if I can ask?
 
Our insurance is abt 4k/yr and that does not cover contents, just structure. I know a lot of people in FLA can not find ins at all as a lot of comapnies will not write those policies anymore. Their logic is b/c of Katrina, Rita etc..Of course no hurricanes hit last year so acording to their logic we should be getting a rebate??? Funny how it only works one way. Of course, if you're just buying raw land I'm guessing your insurance will be next to nill.

Thanks Mark, so for me it's 2k more (or so) than I'm paying now. Any other hidden costs? Utilities and Car insurance should be lower in NC or SC than NY, no?
 
Our cars and boat are registered up here in De. We are not full time in SC. However, a few costs...SC and NC are personal property tax states. So you pay tax on your furniture, cars, boats etc...My realtor has twin 250 Merc OB's on his Trophy and pays I think 2k a year on property tax on his boat. Property taxes (on your home) are nothing comapred to NJ and probably NY. Also, if you are over 65 and if you live full time down there you get a break on that. All in All, they (the gov't)don't beat you up as much as they do in the NE.
 
That's where I'm coming from...taxes, utilities, insurance, running too hard to just play keep up. I've never heard about the Property taxes on anyhthing other than a deeded property...what's this gonna cost me?

The Northern Neck of VA is my second home and it is a wonderful place but some people have a hard time adjusting to the slow pace of life there. It is a different way of life. In Northumberland County, they just got their first honest to goodness traffic light about 6-7 years ago.
