Wayne owning SPBM???? Hmmm, I think I'll stick with Pennybridge!!
 
Over the years I have been at SPBM I have "heard Stories" about Wayne. But they have all been short on facts. What is the issue with him. What has he done to get that rap? I guess time will tell or we will all be looking for slips elsewhere...
 
When Wayne owned Willow Cove (now Patsy's Bay), he spent a lot of money improving it.

I think you could do a lot worse, like what SPBM has now!

Just got off the phone with a boat detailer that has waxed my boat for years at SPBM.
He told me, with Wayne Cortz owning the marina, he will not work there. Had a problem with him in the past.
My question is..................
NOW WHAT'S THE ISSUE............
In the past, it was Price, NOW WHAT?
I'm a boat owner that always pays in full and ontime, all I want is to get my boat waxed and now that is an issue.
 
Let me know who you come up with. Last year I used the company Gene suggested thru SPBC, I am not sure I want to go that route again as it be cost less if I find my own detailer. Of course you may not be able to give me full info on whom you find as it may not be allowed in this forum. Thanks....

Not quite.. Wayne owned Willow Cove North and Willow Cove South.
He sold Willow Cove South which is now Patsy's Bay and still owns Willow Cove North.

Now that he has purchased SPBM he owns two marinas that are side by side.

I think that with the two marinas he has enough land to develope without going after Patsy's Bay and Belle Harbor.

Things could be worse. Wayne does no how to run a marina as he has for many years. He is a business man in the business of making money. He does what he has to do to be successful.

Also, from I have heard he has proposed an offer to Gene which was accepted so you SPBM guys should be thankful that Gene is coming back.
 
That news on Gene is the one Silver Lining in the issue that has been hanging over our heads since the fall. From what we hear the Town Board will not approve a condo development in the marina area. So Wayne will just need to make his money from the marinas. Now if he puts the 2 places together it will be interesting since there was a break-up several years ago and the Seaweed YC group left and moved to W/C North, and Cannonball YC was started. There is some bad blood between some members of both yacht clubs...
 
The bad blood was between the shareholders of SPBM and the members of Seaweed Yacht Club over the expiring contract the yacht club had with the marina. Now that the SPBM shareholders are out of the picture..........there might be a truce of some kind.

Do the math, making money there will be an uphill battle. You might make some money but I find it hard to believe that he will get any decent return on his investment with just the marina.

Wayne is not going into this to lose money.
 
Word was that SPBM lost money last year. They didn't have to shell out the $4 million to buy the place, so I'm guessing the cash flow generated from the operations couldn't keep up with the costs.

Factor in the cost of money, and the payback of the 4+ million over 10 years............ ROI isn't there as a marina. As a development, definitely.

I'm not an accountant, only trained as one in college, but I am a businessman and the numbers don't seem to work.

We are all fighting condo developement on the waterfront and making that loud and clear to the town board. We are open to suggestions of developing the waterfront, but for clean industry. Wayne has told some of the homeowners they could either sell him their property or he will aquire it through eminent domain. He is making lots of friends.
 
The other option I could imagine convert the place to docominiums.

Still hard to fathom buying a slip if the water levels are so low but it could make sense as a backup plan if the town rejects the condos.
 
John, that was the original plan for Wilow Cove north. Wayne sold the marina, the new owners paid for the new fiberglass docks, then couldn't get buyers. Wayne foreclosed and got the marina back.

I can't see how dockominiums are viable in Stony Point, the water is too low and most of the boats are fairly small. People don't have the money to shell out for them.
 
Well, time to wax. Normaly I do it, but short on time.
Called SPBM asked if they had someone that waxes.
They said they have someone, Brian, at $16.00 per foot.
Has anyone ever used this person? Does anyone know what kind of work he, or they do?

Well you guys know we have dockominiums in Croton (HMB). Most people laughed...a few bought. The ones that bought are laughing now.

I'd assume before going to dockominiums, they would have to dredge and fix up the place...or at least they should. This might not be the worst thing for the area. From what I hear, an association of owners could run a marina better than it's run now.

If it is Brian that works at SPBM and lives on his boat then I'd have to take a big pass! Then again last I heard he had broken his leg so maybe not him.

C'mon Wayne, suck it up and get waxing!!!!

Although $600 bucks to wax to whole boat isn;t that bad.

I always do my own boat, I can afford to pay, but I know how to do it correctly and it comes out great. I'd rather save my money for my diesel mechanic and diesel fuel which I burn plenty.
