You too Don.....gotta get out of NY. Marietta is already in Fla since Monday and I have a feeling she might not come back unless it's to pack!!! Maybe we can squeeze in dinner then :)
 
The largest here was a 55' Hampton trawler but they just moved to Fla. Large boats get dockage on the main canal coming down, smaller boats get dock space in one of 3 finger canals. Dockage is a minimum of $400 for the season, anything over 20' is $20/foot (that may go up by a few dollars next season)
 
That is a nice setup. Too bad it is a few years too early for us.

We understand the desire for Florida perfectly. Has been in the 80s for the last 2 weeks.

Mark, it's a great set up. Quite a few snowbirds here as the total upkeep is very inexpensive. Heat, hot water and cooking (all gas) are included in the monthly maintenance which is under $500
 
Yes it can be rented. Units like ours rent for at least $1800/month.
 
Taxes are $3200 w/STAR, maintenance is $471 which includes gas for heat, hot water and cooking. Community is also gated.
 
Yes Walter, it's monthly. And we were just informed it's not going up this year :)
 
Any size boats are allowed and so are pets. It's a great community (often called a "hidden gem") and I wouldn't live anywhere else in a condo on Long Island. It's just that we want to move south to be closer to family.
 
At first, I thought 471 per month for maintenance was high, but when you count in heat, hot water and cooking (assume gas dryer and stove), that is very reasonable. Is your unit a top unit or a bottom unit?
 
It's a duplex unit so 2 bedrooms and one full bath up, living, dining, kitchen and 1/2 bath downstairs. Unit is not huge (about 1000 sq ft). We don't have a washer/dryer but there are laundry rooms at each end of the building that are very convenient to use (about 30 ft away?) Many owners have installed their own units, we just chose not to since we knew this would be a temporary residence.
 
Views ? All size boats sounds great, do they charge extra ? Are they assigned per unit ? I have a 32 LOA 36 with a 11' 6" beam, but someone could have larger or smaller. I know questions questions :-)
 
Our view is looking down the finger canal to the main canal. Minimum dock fee is $400 or $20/ft. So a 36 would cost you $720 for the season. We have boats here from 10' to 55', the larger ones get dock space on the main canal, smaller ones inside. We're almost directly across from Tanner Park so it's about 2 minutes to the bay.
