Looking at some land in Florida.
What is the best exposure for a home on the water, say a canal?
Do you want your backyard facing south or north?
What is the better exposure for storms?
I am actually considering the gulf coast.

Thanks.

i think it matters on a floor plan for a house. just remember the north side gets the least sun and the south gets the most. east will provide a morning sun and west is evening sun.

i guess the bottom line is you do not want your pool (especially un heated) on the north side of your house. probably want your bedroom there so it stays as cool as possible.

not sure if that helps.

Pool would probably be in a Lanai.
Get your point about cooler bedrooms, but since there is no floor plan yet, we are just talking land, that can be arranged. I think a backyard facing south is best.

Where I am at the general thinking is West is best followed by South, East and then North.

Nick,
So is that West in your rear yard? I am sending you a email.
Thanks.

Dave

I would definitely say the backyard facing west if at all possible...

IMHO, south or west is the only way to face if you are going to have a pool. If you are not going to have a pool, it does not matter. Having a Lanai keeps the pool cooler than one without one, but after have 2 pools, one with and one without a Lanai, I would never be without a Lanai again.

west is bad news. The last two hours of setting sun will incredibly heat load your house and make the interior very difficult without some source of shade. South is best because you get interior solar heating in the winter but in summer the sun path is likely above the roof so you wont get inside heating.

my great room faces west...when i want to watch a little tv at night i have to roll down every shade we own just to see it.

One thing to keep in mind since you are considering the Gulf area is the orientation of the canal. If it runs east and west and is on the Gulf or a bay you will have exposure to storm surges and wind when hurricanes blow through the area. Better to be on a canal which runs north and south. This way you have more protection from storms coming ashore from the Gulf.

if your canal runs north and south you are likely to have the water blown out of the cananl with the north winter winds. most important...just make sure it is deep enough.

You might want to check on the Florida homestead act on propery taxes. You will find second homes for non Florida residents can get nailed for increased assessments of 10% per year compared to 3% for Florida residents. We are looking to move to the Tampa area and looking at options.
