Anyone from Massapequa?

Any canal in harbor green is pretty quick to the bay. 5mph, eh, just run the outside the red and youll be fine. If you know the waters there is a channel in the bay that is not marked but has plenty of water

I live in Long Beach now, but keep both boats in Massapequa. Hopefully ill be down to one boat soon. I dont enjoy sitting on the boat, I need to be moving when on a boat, I cant sit still at a dock.

Three car garage sounds nice. Most houses today are being built with one car garage which makes no sense to me!
 
Furthur east isn't an option, with. Commute to queens we decided west of John Burns Park is pushing it. I agree, I can't understand this new construction with 1 or no car garage, I keep telling the wife I need 1 car for the toy car, and another 1 car for the other toys. One house we saw hd a 2.5 car detached garage with a 46 Ford on a lift :).
 
My rental property just might be on the market soon. has detachted two car garage with an extra side lot, right on south bay ave.

Be very careful with southbay avenue. The lower level of my rental has flooded several times. atleast once every other year. and yes the water will get into the garage!
 
BC is right about the flooding. Check to see if the houses you are looking at have an elevation certificate. We had one on Jackson Place and it saves a lot on flood insurance. We never had a problem many houses did so check carefully.
 
Great idea asking for certificate.Elevation certificate will only save you money if the property is at or above Base Flood Elevation. You may have a certificate but if the elevation is too low you pay the maximum.
 
If they don't have one you might ask them to get one as part of negotiation. Let's face it.....living on the water we all take the risk of flooding but there are some houses/areas that are more prone to it.
 
save yourself $800 minimum for an elevation survey if you get seller to pay for it.
 
I paid $300 12 years ago.........it went up that much???
 
I raised my house two years ago and yeah 800 rings a bell. I used John Robinson out of Massapequa Park. i wound up having to do 2 or 3 elevation surveys along the way. he worked with me price wise as we went along but the first cold call was expensive.
 
the house has never flooded from the canal. It floods from the ground. The property I have is a mother daughter type. two story cape, with an "above ground basement" thats a complete apartment. The "basement" is ground level and when the ground gets really really wet it floods..

Going to look at another house on w shore dr (nassau shores) apparently it's on what's called "jones river" its closer to the end of the canal then the begining, anyone know if this is good water?
 
Not bad water, deep though. If you are closer to the Burns Park its a homerun. Nice wide canal, decent amount of traffic but not in a bad way. You have a constable station right at the park. To me, thats the safest canal in Massapequa. The canal does get seaweed but its not bad at all.

Once you get out of that canal, you can just run the flats.

BoatCrazy, good to know, it looks like this it the canal that burns park runs into, it is just east of the park. didn't want to deal with a long ride to bay in potentially shallow water. the thought of 20k taxes sucks though
 
Its not a long ride to the bay from the launching ramp at burns. Maybe a three minute ride, long enough that it gives the motor a chance to warm up, the gps to get its bearing, and enough time to do a radio check, and set up the am/fm.

20k in taxes isnt bad relatively speaking...
 
Burns seems to be a shorter ride than most canals.
 
Great canal, especially if you're closer to the bay which sounds like the case. West Shore Drive is one of three major outlets from that Nassau Shores area to Merrick Road, so there can be more traffic heading out further north on West Shore. How far south on West Shore is the house?
 
Holy grail, it wasn't very south at all, it had some narrow skinny looking water in the back. The search continues
