Dock / marina rates

The slip rates keep going up because of the taxes and fuel costs. The tax rate for commercial marine properties is insane, it is just another way they are taxing you, the final consumer. My taxes eat up 50% of my slip revenue. Every year they increase 8-10% which means I have to raise my rates 5% a year just to keep up. My energy costs have doubled in the last 5 years.
 
Its just unfortunate. Boating is a pure joy for us as it is for everyone here. I just hope I dont get priced out of having one.
Walter, Was in B8 for a number of years till we sold the bigger boat. We downsized to a 26 foot Monterey from the 31 foot Rinker. For a family of 5, the 31 was just to small to use as a vacation home. The kids want more tubing than living aboard these days and couldnt see using the 31 for that. I must admit, I am having more fun with the 26 than 31 too, so Dad is happy! If i hear of someone looking for a slip i will pass on the info. The Anchorage was always a pleasure to stay at.
 
I forgot about all those taxes and stuff, my heart drops when i open the tax receipt for the house each time it shows up. I can only guess what the commercial property owners do. Oh, well. We only live once and dead for a really really long time, so i am going to enjoy the ride instead of wishing I did.

Ok...I got you all beat. Open Bay Marina (next to BWYC) $125 per FOOT. Go figure? Where else can you go. There is always a trade off. :((

Ok how does $12.50 / ft sound? I'm in Jacksonville Fl. I used to be in the southshore $121/ft and then northshore $120/ft. However that 12.50 a ft is a monthly rate with flat $50 for elect. so on a 31 ft boat it comes out to $447/month X 12 months roughly $5700 a year.
 
There are a lot of marinas in Freeport that are nothing fancy and mostly cater to fishing boats. They have pretty good rates and are fine as long as you're not looking for pools, tennis courts, etc. Depends how you plan to use the boat, if you're going to go down to the boat and head out there's no sense paying for 'yacht club' amenities. If you think you'll spend weekends at the dock you might want something fancier. Also a matter of supply and demand, there are a lot of slips in the Freeport area.
 
I paid about 1350. for a slip that could handle a 32-33'er.
 
Jones Inlet Marina in Freeport, on Hudson Canal, is getting $100/foot.
 
inkblue, didn't you say you bought a place in midtown? If so, have you considered the Hudson? Tarrytown Marina or Washington Irving Boat Club are right off the Metro North in Tarrytown. Westerly, Shattemuck and OBCC are off the metro north in Ossining. I'm in Croton but you'd have to take a cab to the marinas here.
 
I own a place in midtown. I was thinking of the Hudson, but am new around here so I figured I'd take this season to get to know the area then maybe switch to a better marina next year.

I looked at places in NJ but I was unsure of their security...
