i have a house i plan to sell in az. and would like to purchase a house to eventually retire to
i plan to rent it out for 8 years
whats a good location close to several marinas
with covered slips,restaurant ,bar fuel ect.
where i only need to drive say 20 mimuntes to
one that does not have a lot of junky house boats.problem is i have to stay at 300k or under, i mainly want a rental house to fix up later on.i de say walnet grove south
i love east pittsburg and bethel island
but its to much $$ for a retirement income
in 8 years
what are your ideas.
the az. house is with in 10 min of the river
and will hold 6 motorhomes or a big shop.

Real estate close to the water is going to cost you SF prices and more. The Bethel Island marinas are close to many Contra Costa County locations with better prices.

There is a big cluster of marinas called the Delta Loop just 15 minutes east of Rio Vista and minutes south of Isleton. Off of Hwy. 12. Waterwise, it's in the Central Delta like Bethel Island.

Stockton is the other marina hub with housing nearby.

As for which marinas suite your fancy, you just have to look around. There seem to be marinas around for just about every taste and budget. Marina rates in the Central Delta are a bargain compared to the Bay.
 
As you probably are aware, Stockton leads the nation in numbers of foreclosures. Here is a link to find some of these.

Unfortunately, Stockton is not alone, and it appears it will be a lengthy recovery. This should give you an great opportunity to find something at a great price. By law and according to accounting principals, the banks must remove these properties from thier books-ie, no longer considered an "earning asset". They then move them to a category called OREO- which means other real estate owned. The banks want to sell them as that is the only way they can recapture some of the loss in the form of a "recovery". Dilegent investigation into each property should provide you with an opportunity to find what you need. Now, I did this for for the last 10 years of my banking career for BofA- running a special asset shop. The bank can sell the OREO if the offer is near the new and latest updated appraisal. So, you can't "steal" the property, but you should be able to buy the property for near the current value, not the value it was financed at.
 
Brentwood might be a good place. It is not far from Antioch/Pittsburg, fairly close to Bethel Island

At the other end, Stockton has a number of marinas.

Finding a marina that doesn't have a lot of junky houseboats can be a problem.

I live in Stockton and there are excellent marinas within 4 miles of my home. There are others just twice asfar, See for yourself. -- Warren
 
No more junky houseboats at Bethel Island Marinas.....CoCoCo has red tagged and removed them or they have moved to neighboring counties.

There are some brand new condos on Sandmound Blvd which might be in your price range and they are on or near the water.

Talk to Dori Anderson who is a realtor on BI who specializes in foreclosures. She is very busy!

How times have changed! Our house is paid for, but back in the day when I bought the house: if I thought the realtor or bank specialized in foreclosures I would have run like the wind. ;)

Funny, I haven't seen an influx of junky house boats in Sacramento County yet.
 
Take a look over at Mayberry Slu across from Antioch. I noticed last weekend there are even more pieces of junk over there now then a month ago.
 
Flutter, has anyone passed an anchoring time limit yet? I remember reading someting here about a 5-day limit in one of the counties. That seems kind of short to me, but some new laws are going to be needed to get rid of derelict boats. I guess it costs a heck of a lot of money to get them out, too.
 
FWIW,

I recommend spending more time in the area to better understand the little nuiances there are. The real estate market is still going down, so you probably have a year or more, and will likely even get a better price.

I've often thought of moving to Or or Wa when I retire, and my plan would be to rent a small place for a year to get to know the area. There's a big difference between Bay Point and and Disco Bay or Marin, as I'm sure you're well aware.

Having said that, you might consider somewhere closer to Sacramento, as you get a better value...

thank you for the replys, i plan to sell the az fort majove az house, and ill will look into the repo's with the idea that i can move in it in 8 years
it takes a lot of time to review areas, last sunday i went to 8 mile rd and looked a the 1st 2 marina's i liked everything but some of the house boats,i ve been to the loop and like that area too, but stockton is possible but i know nothing about what area to look into,
my wife sells real estate , but not in those areas. iam studying to become an real estate appraiser, but not until next year will i have a license.
i love the area between east antioch and
bethol island, flutterby lives on BI, i feel that area is to much $ for a rental

I was an appraiser in the Sacramento area, but did them in the Delta and Stockton.
Then I worked as an investigator for the state of Calif. -- real estate fraud.

IF you buy an REO, last I heard they can be sold AS IS!! Buyer Beware takes on a new
meaning.

IF you are a stone cold expert in housing, fine. If not, find the best home inspector
you can find, he will be worth it.

Back in the 80s and 90s no lender wanted a repo house. It reflected poorly on the head of the real estate dept. I did 99.9% of my work for Credit Unions.

Good luck with it..oh...manufactured housing or mobile homes are real well built for the
most part, but the market has shown a reluctance to buy it. Over around OxBow Marina, I think they have a bunch of them on the River. Make sure any home you get like that is at
least 5 ft above the levee...in case the raise the levees again.

Correction: I do not live in the Delta. By the time I decided to retire, it was way too expensive for me! So I still boat out of Bethel Island,
but I live 2 1/2 hrs away in the Sierras. I love having the combination of delta and mountains and the drive is a pleasant one!
